Miller, the president of the appraisal firm Miller Samuel agrees. In a survey done by Miller Samules the results indicated that the best time to list a home is ?at the tail end of winter, just before the spring sales rush.? On Long Island listings introduced in March sell the fastest, and sell for 1.4 percent closer to their original listing price. 20 percent fewer listings are added in winter than spring. As a result, if you have a really pretty house, it gets snapped up right away. They buy it faster; they pay more money.? Todays historically low interest rates give buyers more buying power today then any time in the last several decades. Buyers are out looking for clean homes that are priced at market value, and the low interest rates are making homes more affordable for them. We see sellers who are sitting on the fence waiting for the market to come back to 2008 numbers. That?s highly unlikely and the reality is prices are still declining and the taxes and carrying costs of owning a home keep rising. This is eating away at peoples nest egg, and keeping them in a home that is no longer right for their current needs. Long Island home owners who were considering selling this time last year and didn?t, lost on average over $22,000 of equity in their home based on the latest sales figures. Long Island like the rest of the country grappled with unemployment, tight credit and distressed real estate putting downward pressure on home prices. This trend could continue for several more years to come. Long Islands North Shore

The North Shore of Long Island is the area along Long Island’s northern coast, bordering Long Island Sound. The region has long been the most affluent on Long Island, as well as the most affluent in the New York metropolitan area, which has earned it the nickname “the Gold Coast.” Though some consider the North Shore to include parts of Queens, particularly the quasi-suburban northeastern neighborhoods such as Douglaston, the term is generally used to refer to the Long Island coastline in the towns of North Hempstead, Oyster Bay, and Huntington, in Nassau and Suffolk County.

Being a terminal moraine of the Wisconsin glaciation, the North Shore is hilly, and its beaches are more rocky than those on the flat, sandy outwash plain of the south shore.

Discovering the nest egg is shrinking, some intrepid retirees have concluded the best path is bail from the nest.

Even if home prices aren’t encouraging, many Long Islanders are finding the time is right to trade the big house with its maintenance, high tax and utility bills for a more manageable, affordable home that fits their lifestyle – on or off Long Island.

Median home sale prices dropped from $490,000 in Nassau County in July 2006 to $423,000 in July 2011, and from $410,000 to $321,000 in Suffolk County over that span, it’s not a bad time for retirees or those approaching retirement to sell.

“Capital gains taxes are at historic lows,” said Harvey Susnick, a partner in the Jericho office of the accounting firm Berdon. Currently, there’s a $500,000 exclusion for a married couple and a $250,000 exclusion for individuals, and after the exclusion, the federal capital gains tax is just 15 percent.

The high exclusion and low taxes are particularly important for homeowners who have had their home for decades. “There are people who bought their house 30 years ago for $70,000 and now it’s worth $800,000,” Susnick said.

For capital gains tax purposes, homeowners can deduct what they paid for capital improvements. “If you have been in a house for 30 years, chances are you have made improvements like finishing the basement, redoing the kitchen or adding rooms,” said Susnick, who noted the real estate commission from the sale is deducted from the capital gain, as well.

2nd Annual Huntington Holiday Parade & Street Festival

Looking for a great way to kick-start the holiday season?  Join us for the second annual Holiday Parade in Huntington Village Saturday, November 26th starting at 6:30!

The parade  route has been extended along Main Street to West Neck Road. The holiday trees on the Village Green  and at  Town Hall will be lit simultaneously, as they were last year.

The town will close Wall Street  to traffic from Main Street  to Gerard Street until 9 p.m. for  the festival, which will include performances  from many local groups  and promotions from local merchants.

Moonjumpers Charity Foundation will be on the Hicksville Spring & Break Float with Peter Mazzeo & The Hits Squad playing all the local’s favorites!

The parade and festival are sponsored by the town, the Huntington   Village and Huntington Station Business Improvement Districts, the Huntington Chamber of Commerce, the Huntington Manor fire Department and the Huntington Chiefs’ Council.
