Alaska For $7.2 Million

So I was reading “On This Day In History” and I had to chuckle.  We bought Alaska in 1867 for $7.2 million.  An entire state!  16 Beach Plum Rd in Sands Point Sold For $6.8 million.  It just goes to show that real estate is still the best investment!

On this day in 1867, the U.S. formally takes possession of Alaska after purchasing the territory from Russia for $7.2 million, or less than two cents an acre. The Alaska purchase comprised 586,412 square miles, about twice the size of Texas, and was championed by William Henry Seward, the enthusiastically expansionist secretary of state under President Andrew Johnson. 

Russia wanted to sell its Alaska territory, which was remote, sparsely populated and difficult to defend, to the U.S. rather than risk losing it in battle with a rival such as Great Britain. Negotiations between Seward (1801-1872) and the Russian minister to the U.S., Eduard de Stoeckl, began in March 1867. However, the American public believed the land to be barren and worthless and dubbed the purchase “Seward’s Folly” and “Andrew Johnson’s Polar Bear Garden,” among other derogatory names.

My Must Have FREE Apps

If you are like me, you are completely addicted to your iPad 2 and all of the apps.  I spent countless hours downloading apps most of which I do not use.  I am happy to announce I found several that really do make my life easier and are totally cool.  Now these apps are for my line of work and may be completely useless for most of you, but for my fellow Realtors I hope they make your life a little bit easier…

Smarter Agent- It searches homes for sale and closed properties from your location.  You can pull up the listing and call to make an appointment.  It’s that simple and user-friendly.  FREE

Open House Manager-Have your guests sign in right on your iPad for your records.  The names, phone numbers, and e-mail addresses will automatically be added to your contact manager.  You can later generate an e-mail with an attached brochure of the property.  You can also send the list to your homeowner to show the amount of traffic during your open house.  I love this app.  It’s so easy to use!  FREE

Great Schools-Searches All School in the area from your location or you can enter a zip code.  Most of the school’s list test scores and have reviews.  FREE

Mortgage Calculator-You can enter the price and taxes of the home and in will give your buyer an estimated monthly payment.  It’s ridiculously simple and it will give your buyers an idea of their monthly payments.  FREE

I’m In Technology Overload…

Trying to keep up with the ever-changing world of technology has proven itself to be tiresome and draining.  I have a blog on Blogger for about 2 years, but that wasn’t good enough.  I was told you MUST use WordPress or you are nobody in the blogging world.  So I am here now! I am a creature of habit like many of us and I am used to Blogger.  I am having a hard time navigating though WordPress.  What the heck is the difference between WordPress.com or .org? 

Every time I  think I am ahead of the curve the curve snaps back at me.  I signed on 6 years ago to sell homes.  I do sell homes and teach agents about doing this, but being one of the youngest in my office I feel its my obligation to report back to the veterans on the matters of social networking and blogging.  It is a big part of my business and must be used!!  So I spend hours on Facebook scouring my news feeds to keep them all up to date on everything social media.  The only problem is by the time I read it at night and report to the agents the next morning, something new has already taken its place!

I have taken on a new task and I welcome it..I guess. The road seems long and narrow with not too many signs guiding me. 

 Ask me in 2 weeks how I’m doing.  We shall see!!

I constantly stress the importance of social media in real estate. I have been stressing the importance of Facebook to fellow agents for over a year.  I know they are sick of hearing me talk about it, but I can’t understand why they would not take advantage of such a powerful tool.  Some agents have caught on while others shy away. It is free and really not time consuming at all!  So for those of you that  are still not utilizing Facebook to its highest capacity, here are some stats for you…

12 Ways to Rock Your Facebook Marketing

Facebook is taking over the world! But is it really a marketing gold mine? Or is it just a black hole, sucking up all your time? Well, let’s look at a few facts:


•Facebook is now the most visited website in the U.S. surpassing Google for the 1st time in March 2010


•1 year ago Facebook had 250 Million users


•Today Facebook has almost 550 Million users


•The largest demographic age on Facebook is 35-45


•Coincidentally, the largest demographic age of home buyers is 35-45 (Bingo!)


•People that you friend on Facebook, are more likely to interact with you online than people in real life


•Studies have shown that engaging and interacting on line works better than advertising.


And a couple more amazing stats that indicate how the next generation of home buyers interact on-line:


•48% of 18-34 year olds check Facebook right when the get up – 28% check FB on their Smart Phone before getting out of bed.


•48% of Young Americans said they find out about News through FB


Hopefully you are convinced that Facebook is an important part of your Real Estate marketing. So, here are a some tips to follow, that will help you get the most out of your Facebook marketing:

1.Make and organize your Friend Lists One of the coolest features Facebook has ever added is the ability to create Friend Lists. This feature allows you to categorize your friends. Facebook has a great Help Center that will show you how to create and manage your lists.

2.Set Security Features based on Friend Lists Now that you have each Facebook friend in a list, you can set security features based on your lists. You want to share personal family photos with your close friends, but you might now want your clients to see these. Use the Facebook Help Center to learn about setting up your Security Settings.

3.Connect! Hopefully you have a database of email addresses that you’ve been using in your email campaigns or in Top Producer. You can upload your data file and send each one an invite to connect. Here’s the Facebook Help Center page for uploading data files.

4.Be Consistent Ideally, you should post everyday, 2-3 times a day. This isn’t as hard as it sounds. If you have any type of smart phone, you can post right from your phone. Upload photos with a caption or simply change your status.

5.Control who sees each post! By using friend lists, you can control which friends see each post you make. When you make a post, simply click on the “padlock” icon to choose who can see the post. If posting about the Real Estate Industry, exclude you family and friends. If posting photos of your best friends bachelorette party, exclude your clients and colleagues.

6.Mix it up! Use a variety of medias like, photos, video, songs, and links.

7.Do it Yourself That’s right. Social Media is all about making “emotional” connections. Your assistant can’t do that for you. In order to be authentic and believable, you have to do it yourself.

8.Interact with Others There’s more to Facebook Marketing than creating posts. You need to interact. Visit your Facebook News Feed every day and interact with your friends.

9.Engage your Readers Ask questions, tell jokes, be mysterious. Network on Facebook like it was a big party! Make it professional, but not boring.

10.Automate There are some terrific automation tools available, to make your Social Media work a bit easier. Obeo is of course one of the best! Obeo will automatically post your listings to Facebook (Twitter & YouTube, too!). It’s very simple to set up. Hootsuite is another great tool that allows you to schedule your posts ahead of Time. You can take one day of the week and schedule a majority of your posts!

I am one of the 48% that go on to Facebook to read my news feeds. I love organization and I have everything that I am interested in on one site.  My Facebook is customized to me and that is what I love about it.   Some of my favorites are News 12 for local news, Mashable for my social media news, tech savvy agent for MLS, CNN money, and WSJ.
